Tsigov Chark

Hi everyone.

Just had to share this with you all.
Some may be interested other will not.
After several months of phoning and e-mailing, l have finally found what l have been searching for.1 particular Builder/Developer.
I finally received this information Sunday evening.
But all sorted we are flying out on Sunday 12th March 06 to meet with the Builder/Developer.

It is a development at Tsigov Chark an exclusive project in an area of ski and water sports.
At the moment there are no agent fees, as l will be buying straight from the developer
Also totally free inspection trip from Sofia.
At the moment, as l understand it, there are 14 apartments, 1 and 2 bedrooms, front line to lake, if anybody is interested let me know and l will see if there is any deals or incentives, if enough people seem interested.
Every little helps.

Because l feel as though l have found a gem l have named my new e-mail so as nothing can be deleted by mistake.

I know the place you are talking about, quite close to both Sofia and Plovdiv, and just an hour and a half away drive from Bansko!A friend of mine has already purchased two plots of land in the very same area and he took me with him in July and then again in February --amazing lake view, a ski-track, and an alpine-type of forest--just my type of place:-)Obviously the area has got an all year round letting potential with the huge lake and the boats, apparently there are at least six recently launched fresh new developments--I think people will soon discover this area, I myself have already almost purchased an off-sale apartment there!Best of luck with your visit anyway.
P.S. Thanks for the e-mail you have provided-so thoughtful of you-I am going to forward it to a couple of friends who only told me last week they would be visiting Bulgaria for a week in April, trying to find their dream-home in a quiet virgin mountain area not far from Plovdiv--it may turn out that you will be the ones to help them and save some of the property-hunting hassle for them:-)

Hello everyone. This is my first post! It's really good to see someone else interested in theis area, it seems to have been overlooked at lot. I have a house in Batak itself. It's interesting to know there are developments starting on the lakeside. I was wondering about buying some land there as well.

If anyone needs a place to stay or would like to look at some pics of the area, have a look at my website. I have divided the pics up into sections, some of the immediate area and some of other places within travelling distance for a day trip.

We were at Tsigov skiing in Feb and it was lovely. The drive to Bansko took over 3 hours in the snow though. Normally it is about 2 hours. Yundola is a nice place to stop on the way, the pine forests there are great.

Does anyone know anything about the roman fortress near Tsigov, or the ancient gravestones in one of the nature parks? I know they both exist but cannot find any precise directions.

Do you mean the Tsepina Fortress near Tsigov Chark?
If so, here is some information about this place:

One of the most inaccessible Rhodopian fortresses – Tsepina - is located in the mountain near Batak. The Medieval Bulgarian fortress is located 6 km (along an asphalt road) to the north-west of Dorkovo village. One can walk starting from Tsepina railway station on the narrow-gauge railway line Septemvri-Dobrinishte along a marked trail for about 2.30 hours.

Town of the despot Aleksi Slav – son of king Kaloyan`s sister. The outer walls of the fortress enclose 25 000 square meters of land. It is preserved and is 6 meters high and 3 meters thick. There was also an inner citadel, which occupies territory of about 1 500 meters. Its walls have been preserved to 2, 5 meters. Very impressive for the visitors are the four water keepers, which are 10 meters deep and are very dangerous for those who decide to bend over and look in them.
From one of the churches Tsepina are the two marble altars of the apostles Peter and Pavel that can now be seen in the Ermitrage of Sankt Peterburg (Russia). The foundations of the churches, the four water containers and the fort walls have been restored and attract many tourists.

The remains of the prominent Rhodopian fortress Tsepina are located about 15 km from the town of Velingrad on a steep rocky hill, 1100 meters above sea level. It played a significant role during the war between Bulgaria and the Ottoman Empire. Historical chronicles pinpointed the defeat of the fortress around 1344. Preserved until now are the 6 meters high and 3 meters thick wall surrounding the fortress and the inner citadel occupy a territory of about 1 500 meters. Very impressive are the four waterkeepers, about 10 meters deep. In the nearby chapel one can see the foundations, made by excavations in the region of the fortress.

Hi everyone.

We are back home now and as promised l said l would let everyone know how it went.
The trip was very informative to my husband and myself and possibly other's who maybe interested in off plan apartments to be built at Tsigov chark and land on the Black sea.


The apartments are a select development over looking the Lake at Tsigov Chark near Velingrad.

Land regulated plot's various sizes over looking the sea at Ahtopol near Sozopol.

Yea im fine didint know till now that the symbol i picked meant what it meant..sorry..dont know what im at really..all i was trying to do was find a property in the Batak Lake region and then I got on to this forum thingy so please excuse my ignorance and lack of punctuation but its all im capable for now. Very new to all of this!

still dont know how to get from a to b but i do know..again by accident that your in your late 20's and from england looking fro property also.

It appears that you have found something that interests you. I am not that interested on an apartment complex but will not rule it out i.e rental potential..etc., My ideal property is a house/villa with a potential for rental and also future to live and earn aswell as holiday place to enjoy. Well thats the idea charlotte.. You just in it for the investment! Sorry about the crossed wires earlier. Just clicing on to things and then not finding them again.. You know yourself.

Hi again everyone. When I bought my place in Batak it was newish but unfinished and it took me nearly a year to find a builder who did not want to charge me a silly price. Turns out the guy I found is a real gem. Not a big outfit by any means, just him and his Dad, and they bring in other workmen, family members etc as and when they need them. Dad is a carpenter who did all the timberwork on the house and made all the furniture inc fitted kitchen. You can see some of the stuff on my website (rentme.tk).

After finishing the building work he now manages the house for a reasonable price. He will also do quotes for building a new house if you have land. He is also testing the water as a small agent, selling a number of properties in the area. You can view them on http://www.bg-gbproperties.com

Bye the way since l put my first post on this forum the amount of people that have got in touch with me it's amazing, l did not know how many people were actualy interested in this area. Since my first post we have had 5 people fly out to see this area 3 of which l know of for certain have bought land with our friends help 2 of these they helped set up companies and helped them open bank account's also our friend is helping with preparing plans and as a bonus being as he is doing the construction he does not charge for the plans.

Welcome to the forum. :)

The water sports they do there are: jets, scooters, water skiing, yachting, boats. I'm not sure about the swimming though - I think there are some sort of underwater streams that might be quite risky.

Let us all know what you have bought. What you are building if at all. Let this topic continue.
Even if it is just for me to read, as when l am sitting in front of my computer reading anything about TSIGOV CHARK OR VELINGRAD l just seem to dwindle and l visualize l am there the scenery just blows me away.When you come up to the top after the long winding road as you reach the brow and the whole place opens up in front of you majical.
I am not religious at all, but I myself think that is what it would be like arriving in HEAVEN.
Please dont let this place get forgotten on this forum, let the topic carry on,
and perhaps more people good or bad would like to feel what it's like to be in HEAVEN.

Hi everyone and hope you are doing well! I will be visiting Bulgaria in ten days, and I am planning to go back to the Tsigov Chark Lake area and stay there for three or four days, depending on how my appointments will proceed. Can't have enough of this place and the view, really - my all-time favourite in Bulgaria, and I just wish I bought my dream piece of land there sooner!Anybody going out there soon??Perhaps we can have a drink by the lake and chat.

Just returned from Tsigov Chark that mystical charm still blows me away.

There is an off plan project (20 Appartments) with lake view and 5 minutes walk from Downtown (shops bars cafe and everything else you need)fantastic location.They will be started April 2007 ready for winter season 2007 all year letting potential 2 already reserved.
They include in the price custom made fireplace and heating in every room.

We bought property in this area 3 years ago and dealt with Bulgaridom.com and they were the most helpful company ever. The person's name is David and it is a family run business. 100% and I always recommend them.

Hi folks I'm new to the forum. Just bought some land at Tsigov Chark because I love the place...lake...forest...mountains...little ski slope. Very slow pace of life unlike Bansko and in a way I hope it stays a bit of a hidden gem.

I've been living in Bulgaria for three years now and in June married a lovely Bulgarian lady and we wanted to explore some regions that neither of us knew. So in fact we had our honeymoon in the Batak area. We ended up talking to a local "broker" and buying 2 decares of land near the lake and the ski piste. Now we are applying for change of status so that in due course we can build on the land - something for us and also some log-cabins for renting out.

There isnt yet much new build going on so we are about 2 years away from bansko-type explosion. But one extraordinary new project is being bulit right by the lake...5 star hotel complex, own spa, ski piste, marina and about 50 ultra luxury houses from 350k to over 1 million euros. So it looks like we will have some posh neighbours. And at the lower end, one guy from Plovdiv is building a small compelx of single storey houses next to the ski piste. He wasnt sure about the prices but start at about 50,000 euros for smallest. I have his contact info if you are interested.

I am down there quite often now so give me a call if interested in meeting or talking about Batak area. Also some very good towns/villages nearby - Rakitovo, Dorkovo, Konstandovo plus some spectacular scenery near Velingrad that seems to be virtually undiscovered by the property-hungry Brits.

Hope to share ideas. I will also post some of my pics.

We were entranced and impressed by her - she was wearing no shoes and maybe in cash-terms was poor, but her character, her strength and her humour really warmed us. Like she had sunshine inside her!

Can you give me an idea of what is the going price for a sq.mt of plot in this area. I have looked at plots on the road going to Sveti Constantin as the EU has already invested 3 million euros for the road. Area is absolutely beautiful with bit of every thing. I went to Pamporovo to buy an apartment but when I visited Batak lake it was very appealing so dropped the plan of buying apartment. I hope more facilities would start coming in the next few years.

I know this road to Svetri Konstantin - very well engineered. Right now they are currently digging a trench by the roadside, presumably for putting in water/telephone cable or something.

At the moment land prices at Tsigov Chark are about:
(a) unregulated land but with good lake view and with prospect of being regulated = 12-18 euros per m2
(b) regulated land in good position and with water and electricity nearby = 35 - 50 euros per m2.

Prices seem to be moving strongly upwards but are still very cheap compared to Bansko etc so if we read the cards right, now is the time to invest in land. This is certainly the view of some big investors from Russia and Israel.

Like you I find Batak lake and this whole area very attractive and in the next few years we can expect big new money to come in. Will they control the development to ensure that the natural environmnet is protected? I hope so.

It would be good if they can clear up the rubbish round the lakeside! Unfortunately there areent any rubbish bins in the ares where people camp so you have probably seen the piles of litter. I understand that the two municipaltities that control the area, Batak and Rakitovo have a longstanding dispute and neither will take responsibilty for this!

Have you looked around any of the other local towns and villages? I like Rakitovo and Dorkovo which are both nearby. Also Velingrad which is quite upmarket and has some top quality hotels.

I have been to Bulgaria 4 times in the past 6 months looking at various plots. I stayed once in Velingrad. It was a nice hotel supposed to be 5 star. I have negotiated for a plot nearer to St Konstantin about 30 mts from lake and access from the Panaroma road for less than 9 euros/sq.mt. Some boby I know bought for 7 euros at the begining of this road in May 06. But I couldn't find any for this price. I am going again in 1st week of December with my wife. Plot size is 4500 sq.mt. I wanted to buy closer to the slopes like you have done. But couldn't fnd the right one and price was more.

Can I ask you what made you move to Bulgaria for good. I work as a Psychiatrist in England but everytime I have been to Bulgaria, it is too good to be true!

Just got back from Tsigov Chark (Velingrad Batak) looked at an off plan development not due to start till April 07. The view was out of this world, so close to Downtown with restaurants and cafes shops. And as a bonus no agents fees as buying straight from the developer in it's own grounds with added extras no wonder 5 have been reserved all ready.
Thats what l call being in the right place at the right time.

Just wanted to thank their for her help regarding the lake area.

I'm flying out Late March-April for what was a 14 day tour of BG to 7-10 days property viewing around the lake area. After many deliberations on where we were to buy I think this area has it all to offer. The year round economy is attractive as this should keep local amenities open throughout the year, but the lake I think, is going to be just what we were looking for :)

If anyone is selling, viewing or in the area late March-April I'd be pleased to hear from you.

It's my first time on this site. Been to bulgaria twice now and I found that Batak is by far the best place. My partner and I are just finishing to buy a land beside the lake, what a great place! I liked it so much that I decided to stay here! I got a job so I just need a apartment in Velingrad. If anyone know a place, please let me know. By the way, would be nice to cacth up if there's any english or french speaking in the region, get a bit boring with my fews bulgarian words!

Hello Mario,

Got my land on a quick sale from the owner at 13 euro sq.m. It got a perfect view of a sunset on Tsigov Chark within only 50 meters from the edge of the lake! Got a main road acces, only 100 meters of decent dirt track. Water and electricity suppose to come within a year, fingers cross!

I meet a very helpful irish agent how got good contact on the lake. He call Paul and he's base in Velingrad. There's the website: www.ballaghkeenhome.com

St Konstantin ski resort anyone?

Hello to all on this post,
I am pretty new to this forum and was wondering if anybody has bought in st Konstantin near Lake batak. I am currently buying a plot there, its a strange set up the land belongs to the municipality and you have the right build on 60sqm (leasehold) its a beautiful location in the middle of pine trees. I would love to hear from anyone who has bought here or knows of someone. The area around Batak and Tsigov Vhark is truly beautiful.

What I understand is you are paying to lease the plot. Agent told me once I built on it name on the deeds would be changed. You have upto 5 years to build but depends on when the current owner bought the plot. Area is beautiful!

Yes I have bought a big plot about 5 km from St Konstatin on the Batak lake. I did look in the resort itself 60 sq.mt plot just next to the ski slopes.

Don't know if you have seen the appartment's being built by enigma the web site and e-mail are supplied on this thread with a view of Batak Lake personally for us this was a far better option than just buying the right to build on somebody elses land. Doesnt matter who owns it.
Especialy what has happened to some people in spain who bought in good faith.
In some areas in bulgaria they have already started looking into houses also fences being erected this was news in novinite and they was reffering to a 50,000 lev. fine if anybody had erected something where it shouldnt be.

Hi Linda.

Those are the appartments by enigma l was talking about, they look great the feel when you stand on the plot, where they are being built is fantastic easy to get to all year round close to restaurants shops and everything else that Tsigov Chark offers. Such a magical place and easy access to other resorts (SPA HUNTING WALKING). We are out in June staying in Velingrad which is a Spa resort so easy to get to Tsigov Chark.

I have just found this forum and your posting re Lake Batak. you mention Enigma, is this Boryana (Bobbie) and Ivan? We met them at Easter through some mutual friends whilst staying in Velingrad and they took us up to the lake and showed us their land and the plans of the apartments which are going to be fantastic. They certainly seem very genuine people and Ivan has a good reputation for his building. I loved the area and it has so much potential both for winter and summer. Seems that it has been a hidden treasure and I can see the prices rising dramatically in the near future.
Would certainly recommend to everyone that they have a look at this area.

Sorry for not answering you sooner but have just got back from velingrad.
Yes you are talking about the same people in fact we have just returned after taking a couple of friends out to see the area and the enigma development project and they fell in love with the place. In fact they did not come back with us they have decided to stay for 3 more weeks.We ourselves are going back in june.
Yes bobbie and Ivan are 2 very genuine nice people.

Hi again everyone. Have any more of you bought land/properties at Batak recently? I know Bobbie too, though I haven't met her business partner Ivan. I've seen photos of his work though and they are good. They did me a quote for the building work on my house in Batak a couple of years ago. The quote was very professional, but we went with another builder, also called Ivan, because his price was the lowest of all the (many) quotes we had, but at the same time the samples of his work we saw were very good. We were very happy indeed with the work. He's also done a few more projects in the area and is currently building a new house on the south side of the lake, close to the ski slope. If anyone needs building work doing or furniture making, you can contact him on ivkadurin@yahoo.com.

Sachi, I'm looking to buy another plot soon. As you know I prefer the south of the lake, but have looked at a few to the north because the prices are lower there. If you want to email me the price you are looking for, I might be interested.

Just one more thing, if anyone is looking for a small plot which is already regulated with building permission, drop me a line as there are some coming available soon. Several plots next to each other overlooking the lake, so the cost of services etc can be shared between the owners to keep it cheap.

If anyone has "discovered " this lovely area and would like to buy a small plot (about 1000 sq m), I have 4 for sale.

They are all regulated with outline planning permission. On the brow of the nearest hill to the lake, so good lake views and also valley and mountain views behind. About 150m to the services and 100m to the main road. Access is by a dirt track. Costs to resurface it could be shared between the 4 owners and other owners of nearby plots - some of the plots at a lower level on the track are already having houses built on them.

Lots of photos if you are interested.

25 euro per sq m, so roughly £17500 per plot. Not a lot for a view like that! :)

We are back out in velingrad on the 7th november.
We will be going out to the enigma project to see how much has been done since we was there 6 weeks ago.

I have seen the location of Taz' plots and the views from there are sensational. The East side of the lake is now starting to develop and I would expect prices to rise in the future.
If you prefer to buy land that has already been regulated I think these are excellent.
If you prefer unregulated land with great views also I can personally recommend Ivan Kadurin. He sources plots at low prices and I can vouch for his honesty and integrity from personal experience.

I have two regulated plots with outline planning permission of my own in tzigov-chark that are in a very good locution; have an asphalt rood, water, electricity.
one of 5587 sq meters and 2508 sq meters.
As we have move to Sofia from pazarjik I am not going to develop them, so if somebody have interest e-mail me.
